Soil and base requirements
Much of San Marcos sits on clay-heavy, expansive soil that shifts with seasonal moisture changes. On driveway and patio installations, we excavate to the depth the soil conditions require, typically 9 to 10 inches for driveways, and use geotextile filter fabric in high-clay areas to separate the base from native soil. Skipping this step is how paver installations end up with sink spots in year three.
HOA communities
San Marcos has active HOA communities including Lake San Marcos and Madrid Manor. Under California law, HOAs cannot prohibit synthetic turf as a drought-tolerant replacement for grass. For hardscape and outdoor living projects, most HOAs require 30 days advance notice and plan submission before work begins.
